How A Buying Agent Can Save You Money

Property searching? How a Buying Agent can save you money

Heard about Buying Agents but think that’s a luxury too far? Think again. Yes there is a cost involved, but when it comes to purchasing your home, we’re talking about the single biggest expenditure you’ll make in life. So it makes a lot of sense to consult with an expert.

If an estate agent’s aim is to get the best possible price for the seller, a Buying Agent actively wants you to get the best price and quality for what could be your next home.

So we spoke to property guru Fiona Penny, who founded Fiona Penny Bespoke Home Finders 18 years ago, and knows both the housing industry and the Kent/Sussex area of the country inside out. If you’re even considering a house move then don’t do anything until you’ve read this.

Here are Fiona 5 ways that a Buying Agent can save you money.

1. Simple payment scheme

Fiona says: ‘A good Buying Agent will be very transparent about their fees. There is a cost involved and this should be considered alongside other moving costs – like stamp duty, solicitors fees and removals for example. At Fiona Penny Bespoke Home Finders we provide the full breakdown of fees which are clearly set out for you in advance and on our website.’

‘There’s a non-refundable registration fee (£700 + vat for a 16 week search period) but this is deductible from the final success fee. The success fee is payable on exchange of contracts and is a percentage of the agreed purchase price. Whilst this cannot be guaranteed, I will always endeavour to save my client’s the success fee during my negotiations.’

2. A tactical advantage

Fiona says: ‘If you’re a parent trying to get children into grammar schools (or good local schools that will give them the best chance of one day passing the 11+) then a Buying Agent’s market expertise is invaluable.’

‘Or maybe you need help coordinating professionals? Your Buying Agent can liaise with other necessary parties, such as mortgage brokers and surveyors. Plus, builders, local architects and so on – saving you money over the long term.’

3. Best price and the right house

Fiona says: ‘A good Buying Agent will have exceptional in-depth knowledge of the local market. Personally, I have the best part of two decade’s worth of experience and know everything there is to know about the Kent and East Sussex area. This helps my clients make informed decisions, ensuring they don’t overpay and that they understand the true value of a property.’

‘It’s not just about buying a property at the best price, but also about ensuring it is the perfect house for every client. Buying Agents specialise in negotiating on behalf of their clients, using their experience and knowledge of the local property market to secure the best possible price for you. This is especially relevant in the current local market, which is very much a buyer’s market.’

4. Off-market properties

Fiona says: ‘Buying Agents often have extensive networks and relationships with estate agents and other local professionals, giving them early access to properties before they are publicly advertised.’

‘My local contacts, for example, have been built up over 18 years in business and extends to architects, surveyors, former clients and property owners who contact me directly. This results in many different routes to an off-market purchase.’

Fiona says: ‘By understanding your specific needs and the local market, a Buying Agent can quickly identify and present properties that truly fit your budget and lifestyle, streamlining the search process.’

‘A Buying Agent vets properties that meet your criteria, saving you from wasting time and money on unnecessary viewings of unsuitable homes – allowing you to focus on the really important things – your own family and work.’
